For Buyers

Buying a home doesn’t have to feel overwhelming.

Whether you’re buying your first home, moving up, relocating, or exploring new construction, I’ll help you understand the process and make confident decisions from start to finish.

The Buying Process

A clear path from “I’m thinking about buying” to closing day.

You do not have to know everything before you begin. My job is to help you understand what happens next, what decisions matter, and what questions to ask.

01

Start With Your Goals

We talk about your timeline, budget, preferred areas, commute, must-haves, and what matters most in your next home.

02

Get Pre-Approved

A lender helps determine your buying power, estimated payment, available loan programs, and what you may need for down payment and closing costs.

03

Search Strategically

We compare resale and new-construction options, neighborhoods, taxes, HOA fees, commute, flood considerations, and overall fit.

04

Make a Strong Offer

I’ll help you review comparable sales and think through price, option period, earnest money, financing, seller concessions, and other contract terms.

05

Inspect & Evaluate

During the option period, you can inspect the property and decide whether repairs, credits, or other negotiations are appropriate.

06

Appraisal & Financing

Your lender continues underwriting while the appraisal, title work, insurance, HOA documents, and other closing requirements are completed.

07

Final Walkthrough

Before closing, we verify the property is in the expected condition and that agreed-upon items have been addressed.

08

Closing Day

You sign your final documents, funding is completed, and once the transaction is officially closed, you receive the keys to your new home.

First-Time Buyers

You don’t need to have it all figured out.

First-time buyers often have more questions than answers — and that’s okay. I’ll walk you through the process in plain language so you understand what you’re signing and why it matters.

New Construction

Builder incentives are only one part of the decision.

New construction can offer attractive incentives, warranties, and customization — but it is still a major contract and financial decision.

Compare communities and builders
Review incentives and financing options
Understand builder contract terms
Track construction and important deadlines
Consider inspections even on new homes
Why Have Your Own Agent?

The builder’s sales representative works for the builder.

Having your own REALTOR® gives you someone focused on your interests, questions, deadlines, and the overall transaction.

My buyer portfolio includes both resale and new-construction purchases, including recent transactions in Katy and Georgetown.

Relocating to Houston?

Let’s narrow down the right area before you start touring homes.

Greater Houston is large, and choosing a community can be just as important as choosing the house itself.

Commute and workplace location
Home price and property taxes
New construction vs. established neighborhoods
School information and lifestyle priorities
Flood history and insurance considerations
HOA fees, amenities and community rules
Before You Start Touring

A few things buyers should know early.

Don’t Shop at Your Maximum

Your lender’s maximum approval is not automatically the same as your comfortable monthly payment.

Keep Your Finances Stable

Avoid opening new credit accounts, financing large purchases, or making major financial changes without discussing them with your lender.

Budget Beyond the Down Payment

Plan for closing costs, inspections, appraisal, moving expenses, insurance, and the expenses that come with settling into a home.

Think Beyond the House

Taxes, HOA fees, commute, maintenance, flood risk, insurance, and resale potential all matter when comparing homes.
